Rich Mayo
President & CEO

A Founding Member of Spyglass Investment Group, Rich Mayo has over 25 years experience in the real estate industry and has been personally responsible for nearly $8 billion in real estate transactions, including nearly 30 million square feet of commercial office properties.  He also has extensive experience in retail, hospitality and multi-family investments and developments.

In January 2007 he joined Cabi Developers, a U.S. affiliate of GICSA, one of the largest and most prestigious real estate development and investment companies in Mexico. He was responsible for the acquisition and execution of investment and development opportunities in the Western United States, and was personally responsible for the acquisition of 58 office buildings in southern California totaling 4.6 million square feet and valued in excess of $1.5 billion.

Prior to joining Cabi, Rich was the leader of O’Donnell/Atkins’ Los Angeles office, focused on the firm’s infill and development opportunities brokerage activities, as well as expanding its commercial, industrial and retail pursuits.

Rich was a Principal of The Staubach Company where he directed the portfolio-based real estate services provided to several major corporations, and brokered numerous landmark transactions for the following clients (partial list): Citigroup, Charles Schwab & Co., The Gores Group, Fair, Isaac & Co., Nissan, Wells Fargo Bank, City National Bank, VeriFone and Experian. Rich was honored as a Top Producer in each of his six years at Staubach.

Rich was Vice President, Senior Real Estate Manager of Citigroup, one of the largest banking and financial services conglomerates in the world. At Citigroup, Rich managed a 5.5 million square foot corporate-owned and leased real estate portfolio located in the western and mid-western United States and British Columbia. Additionally, he handled international acquisitions and investment projects in Australia, Thailand and Mexico.

As an appointee of former Governor Pete Wilson, Rich was responsible for overseeing the privatization of the State of California’s 35 million square foot real estate portfolio. He directed all surplus land dispositions, leasing, acquisition, planning, construction and asset management activities.

Rich was a co-founder of Barrington Advisory Group and Gavin Associates, comprehensive real estate development, finance, marketing and management consulting firms specializing in securing entitlements and project management for large land developers and institutional property owners.

Earlier in his career, Rich was a Principal of Griffin/Related Properties, a subsidiary of The Related Companies, a $4 billion real estate development and investment company headquartered in New York. He was responsible for several large-scale, mixed use master planned developments in California valued in excess of $500 million.

Rich has a bachelor’s degree in Economics and Political Science from Occidental College, and pursued graduate studies at Oxford University, UCLA, and Claremont Graduate School.

Stu Betti
Chief Operating Officer

A Founding Member of Spyglass Investment Group. Stu has over 14 years experience in the real estate industry and has been personally responsible for over $1 billion in real estate transactions, including nearly 12 million square feet of commercial office properties.

In August 2007 he joined Cabi Developers as Managing Director responsible for value enhancement and overseeing leasing and cost efficient uses of each property. He was responsible for raising portfolio occupancy from 79% to 92% over 18 months with NOI growth from $60 million to $70 million.

Stu has extensive experience in leasing, build-to-suits, development, acquisitions / dispositions, asset management and corporate advisory. His expertise led to many awards and recognition - broker of the year from the Irvine Company and Opus Corporation; recognition from Cabi Developers’ parent company GICSA for largest transaction of the year (Memorial Care, 130,000 SF, over $38 million in
lease value).

Prior to joining Cabi, Stu was a Principal of The Staubach Company, Managing Director of Studley, and member of CB Richard Ellis’ Corporate Services team. Stu is a graduate of the University of Arizona where he attended as a recipient of an athletic scholarship.  After college, Stu played professional football in Europe, and served as General Manager, Head Coach, and starting quarterback for championship teams in Amsterdam and Paris.

Brad Schlaak
Chief Investment Officer

Brad graduated from UCLA with a Bachelor of Arts degree in Economics and is a licensed California real estate broker.

Brad Schlaak is a managing partner and founding member of Spyglass Investment Group and has over 17 years of commercial real estate experience.  Brad has a multi-disciplinary background in acquisitions / dispositions, asset management, leasing, consulting, market analysis, valuation, and financial analysis.

Brad has worked with a number of asset types including office, industrial, retail, residential and special assets.  Brad's analytical approach and diverse background give him the ability to navigate complex transaction structures and successfully manage assets for optimal yields.
Prior to Spyglass Investment Group, Brad’s background includes key roles with a number of real estate firms, including Cabi Developers, where he was responsible for managing and leasing a 4.6 million square foot office portfolio in Southern California, and The Staubach Company, where he served as a corporate real estate advisor for a wide range of local and national clients.

Dennis Potts
Executive Vice President

Dennis Potts joined Spyglass Investment Group after 26 years in the architecture, construction and project management industry. Dennis’ focus is on build-to-suit projects and tenant improvements. His pre-transaction focus is on strategic due diligence, growth projections and site selection. Post transaction, he provides risk management, project management and construction management.

Up until May 2009 Dennis was Executive Vice President of Project & Development Services for the Orange County and Los Angeles offices of Jones Lang LaSalle. Prior to Jones Lang LaSalle's acquisition of The Staubach Company, Dennis was the Principal of Design and Construction Consulting Services for Staubach’s Orange County office. He was previously Managing Director of Studley’s project management services and Senior Associate/Project Director at Gensler.

Dennis’ representative list of clients includes Kia Motors; Emulex Corporation; University of California, Irvine; Time Warner Cable; Sybron Dental and Chapman University.

Dennis holds a bachelor of architecture degree with honors from California Polytechnic State University, San Luis Obispo, California. Dennis holds a California real estate license, an architectural license, and is active in the real estate profession.

Dennis has been awarded the 2006 IIDA Caliber Award for Best Design on a Limited Budget, the 2005 Gold Nugget for Best Low Rise Apartment Project and the 2004 Best On-the-Boards Site Plan for the University of California, Irvine Housing.
